3 most common mistakes when selling real estate

  1. I will take a picture and sell it myself.

   The basic factor that can bring a potential buyer to view your property is quality professional photos, but above all a perfectly processed video or 3D tour, and last but not least, a description of the property, which should stand out from the other thousands of offers and attract attention, so that you want to see this property „live“. It sounds simple, but if you look at the real estate advertisements of private individuals, but also of many real estate agencies, often even beautiful properties with great potential are photographed and described in such a way that calling and arranging a viewing is probably not too tempting for you or the price requested for the given property is too high. High to the presentation you have the opportunity to see. On the other hand, if the offer is well-crafted and "tasty", you might even go to see a property that you would not even go to see under other circumstances. And that is also the main purpose of a quality presentation - to bring the client to view the property being sold. And sell and evaluate your property, as best as possible. In addition, do you really know the specifics and risks of the real estate market? Do you follow current developments in the world of real estate every day? Can you correctly estimate the real price for which the property in your location can still be sold today, when the real estate market and the economic situation change from day to day and what was valid a month ago is a little different today? Do you have time for "useless" visits and can you "select" real interested parties? Do you know the procedures and frequent arguments of buyers? Can you spot and correct removable defects that unnecessarily reduce the price of your property? An experienced real estate agent will be happy to help you with all of this and will often sell the property faster and at a higher price. Especially in times when it is not a very good time to experiment with your own capital...

 

  1. Come when you have a specific client.

   Honestly, would you sell something with a clear conscience and really convincingly if you couldn't even see it in real life? Probably not, and especially if it were a high-value product, which real estate is in any case. Therefore, a real real estate broker who is a professional can only offer his clients the real estate that he himself and personally documents during the documentary inspection, examines and "absorbs" the atmosphere and potential of the real estate right on the spot in reality. And he often notices many little things that the owner, who is not a professional real estate agent, easily overlooks, but thanks to them, the given property can be sold even better and more profitably. And at the same time, such a documentary inspection is an opportunity for you to get to know the real estate agent and make sure that he, or the real estate agency he represents, are real experts. After all, you don't want to gamble and sell your property through someone you don't know at all and you don't know if he's really professional and knows what he's doing...

 

  1. I will decide it with several "real estate agents", let it be sold faster...

How does it affect you when you find the same property on an advertising portal several times and often with a different or different description and a different price from several real estate agencies? The first internal impulse is that the given property is not for sale, or there is some hidden problem, legal or material encumbrance. And what would I do if, despite this, I had a real interest in your property advertised in this way? I would call all the "real estate agencies" that have your apartment or house on offer and I would cooperate with the "real estate agency" that would give me the lowest price and the best conditions. I will write it again and underline it - the lowest price! You, as the owner of the given property, are secondary in this case, for the "real estate agent" who wants to sell, it is important to sell at this moment so that he has his commission at any price. On the other hand, what happens if you cooperate exclusively with only one real estate agency or real estate broker? In addition to the important fact that you have a real overview of the sales process and current interested parties, if you have two or more interested parties who have approached your real estate agent, you can bid the price upwards! This is an aspect that many property owners are not aware of. In the case of such exclusive cooperation, the property owner and a favorable sale, as well as efficient, carefree and pleasant cooperation during the sale for the property owner, are in the first place.
